Both. Many clients use our design-build team for a single-point experience where design, engineering, and construction are coordinated under one contract. Others come to us with a design team they love, and we build or construction-manage from their drawings. We work comfortably either way.
New homes are backed by Ontario's statutory Tarion warranty (one, two, and seven-year coverage depending on the item). Every TAV project — new build or renovation — is also covered by our workmanship commitment, which keeps us accountable for finish, fit, and function long after handover.
For whole-home renovations, we typically recommend relocating. For more contained projects (kitchens, baths, additions without major structural work), we can often phase the work so you remain in the home. Yes. We manage the full approvals process — building permits, zoning variances, committee of adjustment applications, and heritage permit submissions where applicable. Our pre-construction team coordinates directly with the City of Toronto and other GTA municipalities.
We most often work on renovations starting around $300K and custom homes starting around $1.5M, though projects vary. More important than a dollar figure is alignment on scope and expectations — the discovery call helps us both decide that quickly.
